Villas in Egypt
A garden, a gate,and room to breathe.
Standalone villas, twin houses and townhouses to buy or rent — in the compounds and areas that suit how you want to live.
Three ways to live in a villa
Pick the one that fits, then choose to buy or rent.

Twin house and townhouse
A villa's space and garden, sharing a wall — often the better value in the same compound.
Six areas known for villa living
Most villas sit inside gated compounds. The area decides your commute, your school run and your weekends.
Four things to check on any villa
Stayza goes through each of these with you, in writing, before money moves.
- 01
What is actually finished
Fully finished, semi-finished or core and shell — the price means nothing until you know which.
- 02
The compound, not just the house
Maintenance fees, club membership, security and how well the place is really run.
- 03
The papers
Who owns the land, whether the unit is registered, and what the contract truly transfers to you.
- 04
The payment plan
Down payment, instalment dates, and what happens if delivery runs late.
Villas in Egypt, answered
Where are most villas in Cairo?
Mostly in gated compounds in New Cairo, Sheikh Zayed, New Giza, Madinaty and 6th of October, with older standalone villas in Maadi. Each area guide on Stayza explains who it suits.
Can foreigners buy a villa in Egypt?
Foreigners do buy villas in Egypt, but the rules depend on the property and can change. Before you pay anything, confirm the current position in writing with an Egyptian lawyer acting for you — not for the seller.
Should I rent a villa before buying one?
Often, yes. A few months renting in the compound you are considering shows you the commute, the neighbours and how well it is managed — before you commit to buying.
Is a twin house or townhouse a good alternative?
For many families it is. You keep a garden and most of a villa's space for noticeably less, and the compound facilities are the same.
