Working with Stayza
What does Stayza actually do?
We help people rent, buy, invest in and manage property in Egypt. The part that comes first is explaining the market — which areas suit you, how the process works, and what to check before you commit.
Do I have to pay to ask a question?
No. Asking us something costs nothing. We would rather answer a question early than watch someone make an expensive mistake later.
What do your services cost?
It depends on what you need, so we agree the fee in writing before any work starts. We do not publish a price list on this site because a number without context would be misleading.
Can you help me if I am not in Egypt yet?
Yes — most of the people we work with start from outside Egypt. We can inspect properties on your behalf, run live video walkthroughs where you direct the camera, and handle the parts that need someone physically present.
Why are there no properties listed on the site?
Because we only publish a property once we have checked it. When the list is empty, that is the honest state of it. Tell us what you are looking for and we will search on your behalf — much of what we place never reaches a public listing.
Renting
Furnished or unfurnished — which should I choose?
Furnished if you are arriving with little and want to move in immediately, or staying under a year. Unfurnished if you are staying long term and want lower monthly rent. Be aware that unfurnished in Egypt can be very literal, so always confirm in writing what is included.
How long are rental contracts?
It varies. Short stays can be daily or weekly, and long lets are usually annual. What matters more than the length is that the contract clearly states the notice period, the deposit conditions and who pays for what.
Should I pay a deposit before seeing the property?
No. Do not send money for a property you or someone you trust has not seen, and never before ownership has been verified. That single rule prevents most of the problems we hear about.
Buying
Can foreigners buy property in Egypt?
Foreign ownership is possible, but it carries conditions that depend on the property and can change over time. We will not state the current rules here because an out-of-date answer is worse than none. We will help you get the position confirmed by an Egyptian lawyer acting for you.
Is off-plan cheaper than buying a ready property?
Often the headline price is lower and the payments are spread further, but you are taking on delivery risk. Compare the total amount payable across the whole plan against the cash price for something ready, and factor in what it costs you to wait.
How do I know a developer is reliable?
Look at what they have already delivered rather than what they are promising. Visit a completed project, check whether previous phases were handed over on time, and read exactly what the contract says happens if delivery is late.
Investing
What return can I expect?
We will not answer that, because nobody can. Anyone quoting you a guaranteed return is selling you something. What we can do is assess demand in a specific area and help you do the arithmetic on your own numbers.
Which area is best for rental income?
The right question is who would rent your property specifically, and what brings them to that area — a job, a university, a hospital, a school. Demand you can name is worth more than a district with a good reputation.
Safety
How do I avoid being scammed?
Verify ownership before money moves, use your own lawyer rather than the seller's, keep everything in writing, and never let urgency override a check. Almost every case follows the same pattern, and the pattern stops working once you know it.
Does a developer appearing on your site mean you work with them?
No. Unless a page explicitly states a verified partnership, a developer or project is listed as research only. We label what we have verified separately from what we have researched.
Property management
Can you manage my property if I live abroad?
Yes. That is the main reason owners come to us. We agree the scope, the fee and the reporting schedule in writing before anything starts.
