Maadi

A leafy, established riverside district that has hosted expatriates and diplomats for generations.

A quiet, heavily tree-lined residential street of the kind Maadi is known for. Illustrative visual, not a photograph of a specific property.

Illustrative visual of Maadi — not a photograph of a listed property.

Maadi is the closest Cairo gets to a quiet, tree-lined suburb inside the city itself. It has been home to foreign residents, embassies and international schools for decades, which means the area is used to newcomers — and newcomers tend to settle in easily.

Older Maadi is characterised by villas, mature trees and low-rise apartment buildings. It is walkable in a way most of modern Cairo is not, and it sits on the metro line, which is unusual and valuable.

Maadi is good for

  • Foreigners arriving in Egypt for the first time
  • Families who want an established, walkable neighbourhood
  • People who want to live without depending entirely on a car
  • Diplomatic and NGO staff

Look elsewhere if

  • People who specifically want brand-new construction
  • Anyone who wants a large modern compound with resort facilities

Lifestyle

Green, calm and established. Independent cafés and restaurants, an unusually walkable street grid, and a long-standing international community.

Getting around

One of the few areas well served by the Cairo Metro. Walkable locally, and central enough that most of the city is reachable.

Schools, healthcare and shopping

Schools
Long-established international schools.
Healthcare
Well served by private hospitals and clinics.
Shopping
Local high streets, supermarkets and independent shops rather than mega-malls.

Advantages

  • Established international community
  • Metro access
  • Genuinely walkable
  • Mature trees and quieter streets

Things to consider

  • Older buildings vary a lot in condition — inspect before committing
  • Less new-build stock than the newer districts
  • Popular, so good properties move quickly
